George Proctor Tenancy Fees


Lettings Bundle - £500 plus VAT comprising of tenancy agreement, inventory, check in, check out, deposit protection and tenant referencing fees.

- George Proctor & Partners will supply an Assured Shorthold tenancy agreement.

- Some Landlord’s ask George Proctor & Partners to employ independent inventory companies to prepare an inventory check in and check out service for their property. A copy of this report is supplied to Landlord and Tenant

- A Landlord must put a Tenant’s deposit in a government backed tenancy deposit scheme (TDP) if the home is rented on an Assured Shorthold Tenancy that started after 6 April 2007. George Proctor & Partners is a member of the My Deposits scheme.

Tenancy Renewal Fee £195 + VAT = £234.00
This fee is payable for the renewal of tenancy agreements for Landlords who have used the let only service and manage their own properties.

EPC (if applicable) £55 + VAT = £66.00
An EPC is an energy performance certificate. Since 1 October 2008 all letting agents and Landlords must have an EPC for all of their rental properties.

Gas Safety Certificate (if applicable) £65 + VAT = £78.00
The Landlords’ Gas Safety Certificate is the report which lists all the checks carried out in an annual gas safety inspection. It will prove that all gas appliances, fittings and flues provided for tenants were checked by a registered Gas Safe engineer in the last 12 months. It is a legal requirement.


Holding Deposit – the equivalent of one weeks rent. Non refundable in the following circumstances: tenants fail referencing due to supplying incorrect information on the referencing forms or tenants withdraw their offer on the property after the Landlord has paid for works on the property at the tenants request.

Deposit – 5 Weeks Rent in Advance
A security deposit of 5 weeks rent is payable in advance of the move in date. This deposit is refunded at the end of the tenancy unless there are deductions for damage to the property or rent arrears.

Rent – 1 month in advance
